Steer clear — this service was unprofessional, lacked transparency, and ultimately turned out to be a complete waste of time. We initially hired this company to complete an EPC, Gas Safety Certificate, and Floor Plan. While the EPC and Gas certificates were fine, the floor plan was appallingly inaccurate — random measurements, completed in barely 10 minutes, and totally unusable. Because of this, our planning application was delayed for weeks. We were patient and arranged another appointment, but by then we’d lost confidence in his ability to produce a proper floor plan, so we requested a refund and asked him to just handle the EICR (electrical certificate). He ignored this request entirely. When he arrived, he went ahead with the floor plan anyway and then demanded extra payment for a second call-out. Even though he’d previously assured us there’d be no additional fee as he lived locally. He also tried to rewrite the original quote, claiming the floor plan was “free” or £10, when the written quote clearly stated: EPC – £90 Gas – £50 EICR – £80 Floor Plan – £30 Total: £250 He refunded only £10, pocketing the rest for an unusable floor plan. When challenged, he became defensive, condescending, and even asked what I did for a living. As if that excused poor workmanship. I explained I’m an engineer, and in my field, I’d never hand over a deliverable I knew was inaccurate. Instead of resolving things, he abandoned the job, leaving my partner and me without our EICR, despite us travelling a long distance and rearranging our schedules for his convenience. I’ve attached part of the floor plan he produced so others can judge the quality for themselves. It speaks volumes. In short, dishonest, unprofessional, and unreliable. Avoid at all costs.
