What is it?

An EICR records the condition of the fixed electrical installation at the time of inspection. A blank PDF is the empty form. An issued report is the signed record of that inspection.

About this template

Print this blank Electrical Installation Condition Report and fill it in. For an in-scope rented home in England, the installation is inspected and tested at least every 5 years. The next date is the one the inspector writes.

When to use

  • When inspecting the fixed installation in an in-scope rented home in England. The legal maximum interval is 5 years, and the report can set an earlier date.
  • When the inspector is choosing the next inspection date. IET Guidance Note 3 gives recommended initial intervals. Later dates are that inspector's judgment.
  • When a buyer, seller, insurer or lender has asked for a condition report. That request is separate from the rented-homes duty.
  • After alterations, when a condition report is the record chosen for that work. New work is often an Electrical Installation Certificate or a minor works certificate.

Tips

  1. 1C1 or C2 means the report states the installation is unsatisfactory and remedial work is required. C3 recommends an improvement and does not require that work. FI means further investigation without delay.
  2. 2Photograph the observations you rely on, particularly C1 and C2.
  3. 3Write the next inspection date the inspector recommends. One stock interval does not fit every domestic property, and another does not fit every commercial premises.
  4. 4If a part could not be inspected or tested, record the limitation. Use FI when further investigation is required without delay.
  5. 5Describe each observation so the person who must act on it can see what was found.

From inspection report to job handover

Keep the issued report reference, revision, installation address and instructed recipient with the job. Record any follow-up action and its owner. The report's findings and a customer's decision on remedial work are different records.

Manual certificates and the Assistant are included on Tradehand Free; paid plans add automation and more usage. Use the EICR workflow to prepare and review the report, with quotes and visits kept on the ongoing job.

Frequently asked questions

Who can carry out an EICR?

For an in-scope rented home in England, the guidance requires a qualified person: a person competent to undertake the inspection and testing. It does not require a named City & Guilds certificate or membership of a scheme such as NICEIC or NAPIT. Those are ways a landlord can look for that person. This blank form does not decide who is qualified.

What do the EICR observation codes C1, C2, C3, and FI mean?

C1 means danger present, with a risk of injury. The inspector may make that hazard safe before leaving. C2 means potentially dangerous. C3 means improvement recommended, and further remedial work is not required for the report to be deemed satisfactory. FI means further investigation required without delay. Where the report shows C1 or C2, it states the installation is unsatisfactory.

How long does an EICR take to complete?

There is no fixed duration. It depends on the agreed extent, the installation and any limitations. A stock time for a particular size of house is not a requirement.

What happens if an EICR is unsatisfactory?

For an in-scope rented home in England, remedial work or further investigation is due within 28 days, or any shorter period the report specifies. Within 28 days of completion the landlord supplies the tenant and the local council with the report and written confirmation from the qualified person. That confirmation can be a satisfactory EICR, an Electrical Installation Certificate, a minor works certificate, or other appropriate certification. A C1 code does not create a shorter legal period unless the report specifies one.

Is an EICR a legal requirement for homeowners?

The rented-homes regulations apply in England where the tenant occupies the home as their only or main residence and pays rent, subject to the exclusions in Schedule 1. They set no inspection interval for an owner-occupied home. Social rented tenancies granted after 1 December 2025 are in scope from 1 November 2025. For social tenancies granted before 1 December 2025, the regulations come into force on 1 May 2026, and the first installation inspection and the check of landlord-provided electrical equipment must be done before 1 November 2026. This page states the England guidance checked on 29 September 2026. It does not state the rule for Scotland, Wales or Northern Ireland.
